A practical checklist before renting in Hong Kong.

Review the main steps, upfront costs, documents and viewing checks before deciding.

01

Start with commute

Shortlist by MTR access, workplace, school routes, daily shopping and lifestyle rhythm.

02

Check upfront costs

Understand deposit, advance rent, possible commission, management fees, utilities and handover timing.

03

Prepare documents

Prepare identity, work, income and contact details; exact requirements depend on each listing.

04

Decide after viewing

Check furniture, appliances, windows, water pressure, building access, noise and move-in condition on site.

Check three things before paying or signing.

  • Confirm rent, deposit, commission, management fees, lease term and break arrangements in writing.
  • Verify the payee, payment purpose and receipt; pause if anything is unclear.
  • Record the unit condition, appliances, keys, utility meters and agreed handover items.

This guide is an initial checklist only. Confirm the exact lease terms, fees and availability before signing or paying any amount.
